Every visit, every system,
written down before we arrive.

A visit is a checklist, not a look around. You get the completed list by email with photos of anything we flagged, whether or not it needed work.

Heating & cooling

Filters changed on our schedule, not when you remember. Coils cleaned, condensate line cleared, refrigerant pressures logged so a slow leak shows up as a trend rather than as a July breakdown.

Water

Water heater flushed annually — Reno water is hard enough that sediment costs most heaters a third of their life. Anode rod checked. Shutoffs exercised so they still turn when you need them at 2am. Supply lines under every sink and behind the washer inspected for the bulge that comes before the burst.

Roof & drainage

Gutters cleared before the first snow and after the cottonwoods drop. Flashing, boots and sealant checked from a ladder, photographed, and dated.

Safety

Smoke and CO alarms tested and batteries replaced on a fixed cycle. Dryer vent cleared — the single most common cause of house fires we find in the field.

Seasonal

Irrigation blown out in November and charged in April. Hose bibs isolated. Swamp cooler covered or uncovered depending on the month.

The small stuff, included

Up to 45 minutes of minor repair on every visit at no extra charge — the running toilet, the sticking door, the dead bulb in the vaulted ceiling. Most visits use it.

    A two-hour walkthrough

    We go through the whole house and write down what is there, how old it is, and what it is going to need. You get that document whether or not you sign up for anything.

  2. 02

    A schedule you did not have to make

    Visits land on fixed dates chosen around the seasons — gutters before snow, irrigation before the freeze, cooling before June. You get a reminder the week before.

  3. 03

    A record that follows the house

    Every visit is logged with photos and dates. When you sell, that record goes to the buyer — several of our clients have used it in negotiation.

Same-day response is limited to this list. We do not take plans in Carson City or the Tahoe basin — we cannot get there fast enough in winter to promise what we promise here.

They found a cracked heat exchanger in October on a furnace we thought was fine. That is a carbon monoxide problem, not a comfort problem. I have recommended them to four neighbours since.
